Below-ground moisture.
Investigated in context.
An independent damp survey for basements, cellars and below-ground accommodation affected by moisture, water ingress or concerns relating to the visible waterproofing arrangement.
Dampness within a basement should not be assessed in the same way as moisture affecting a conventional above-ground wall. Below-ground construction is exposed to different moisture pressures and may rely on waterproofing systems, drainage arrangements or other protective measures to manage water entering or surrounding the structure.
The inspection considers the visible condition of the basement together with accessible internal and external evidence, construction details, moisture distribution, ventilation, drainage and any visible waterproofing arrangements that may be relevant to the problem.
Where appropriate, surface and subsurface moisture readings are used as part of the investigation. These readings are interpreted alongside the building and surrounding evidence and are not relied upon in isolation to determine the cause of moisture.
Where a waterproofing system is concealed behind finishes, the exact type, condition and installation details may not be verifiable from a non-intrusive inspection alone. Where necessary, further documentation, targeted opening-up or specialist investigation may therefore be recommended.
As an independent surveying consultancy, we do not install tanking, cavity drainage systems or other waterproofing products. Our recommendations are based on the evidence available and what we consider appropriate for the building.
Below-ground
investigation
Assessment of visible moisture patterns, internal finishes, construction details and relevant adjoining conditions within the accessible basement area.
Waterproofing
considerations
Consideration of visible tanking, cavity drainage membranes, drainage arrangements and other identifiable waterproofing components where these can be inspected.
Clear written
recommendations
A professional written report setting out the relevant observations, likely moisture mechanisms, limitations and proportionate recommendations for repair or further investigation.
Moisture below ground
needs a different approach.
Send us the property address together with a brief description of the basement, the areas affected and any known waterproofing or drainage arrangements. We will review the enquiry and advise on the most appropriate inspection.
