Understand the problem
before you treat it.
Professional damp and timber surveys for homeowners, buyers, landlords and property professionals across Wales.
We are completely independent. We do not carry out remedial works, sell damp-proofing systems or profit from recommending treatment. Our role is simply to investigate the building, assess the evidence and provide clear professional advice on what the property actually needs.
Damp is rarely just
a damp problem.
Moisture within a building can have many possible causes. A useful survey should therefore do more than record that a wall is wet.
We consider the property as a whole - its construction, condition, external defects, internal environment, moisture distribution, ventilation and any evidence that may help explain why dampness is occurring.
Because we are independent and have no remedial work to sell, our recommendations are based on the evidence observed and what we believe is appropriate for the building - not on generating treatment work.
Explore what may be causing the damp.
Answer a few simple questions before choosing a survey.
Our advice is not tied
to selling the solution.
The company diagnosing a damp problem should not need to sell you the treatment afterwards.
DF Damp Consultancy is a surveying consultancy only. We do not install damp-proof courses, tanking systems, waterproofing systems or carry out remedial building works.
This separation allows us to recommend further work only where we consider it justified by the evidence. In some cases substantial work may be required. In others, the appropriate recommendation may be relatively minor repair, monitoring or further investigation.
We look beyond
the moisture reading.
Damp meters are useful investigative tools, but readings must be interpreted alongside the building and the surrounding evidence.
Building Fabric
Construction type, external walls, finishes, openings, roof interfaces, ground levels and visible defects.
Moisture Distribution
Surface and subsurface moisture patterns assessed in context, rather than relying on an isolated meter reading.
Internal Environment
Ventilation, humidity, temperature, condensation risk and occupancy-related moisture conditions where relevant.
Likely Moisture Routes
Rain penetration, plumbing defects, moisture bridging, below-ground moisture and other potential mechanisms.
Clear enough to understand.
Detailed enough to act on.
Where a written report is included, our findings are presented in a detailed professional document supported by photographs, observations and practical recommendations.
The report explains what was observed, the likely cause or contributing mechanisms, any relevant limitations and the recommended next steps.
Because the consultancy does not profit from remedial work, recommendations are intended to help you understand what genuinely needs to be repaired, investigated or monitored.
Clear explanation of the relevant observations made during the inspection.
Relevant defects and areas of concern recorded within the report.
A reasoned opinion based on the building and the available evidence.
Proportionate recommendations and further investigation where appropriate.

Sometimes the evidence
is behind the surface.
Where the cause cannot be established from a non-intrusive survey, a targeted borescope inspection may provide additional evidence.
Small agreed access holes can allow inspection of accessible cavities and concealed areas to investigate issues such as cavity debris, insulation, moisture bridging and construction details.
