Damp Surveys
in St Davids.
Independent damp and timber surveys for homes and properties in St Davids and the surrounding North Pembrokeshire area.
Qualified, evidence-led investigation with no damp-proofing treatments, building repairs or remedial works to sell. We investigate the cause first, so you can make an informed decision about what - if anything - needs to be done.
Local buildings need
building-specific advice.
St Davids contains a varied building stock, including traditional stone-built properties where moisture behaviour can be very different from that of a modern house.
Traditional buildings within the St Davids area commonly incorporate solid masonry, local rubble stone and historically compatible lime-based materials. Their ability to absorb and release moisture needs to be understood when investigating dampness.
Coastal and exposed conditions can also place additional demands on external walls, roofs, chimneys, openings and rainwater disposal. Dampness therefore needs to be considered alongside the construction, condition and exposure of the individual property.
Our approach is to investigate the building as a whole rather than diagnose a property from a single damp-meter reading or automatically prescribe a damp-proofing treatment.
What we consider
when investigating damp.
Damp is a symptom. The purpose of the survey is to understand the mechanisms and building conditions capable of producing it.
Traditional Stone Walls
Solid and rubble-filled masonry can absorb, redistribute and release moisture differently from modern cavity construction. Materials and wall build-up are considered when interpreting moisture readings.
Coastal Exposure
Exposed elevations can experience significant wind-driven rain. External finishes, pointing, openings, roof junctions and rainwater goods are therefore considered as potential moisture pathways.
Ground Levels
External levels, wall bases, drainage and possible moisture bridging are assessed where accessible rather than assuming low-level moisture automatically represents rising damp.
Modern Alterations
Later renders, plasters, insulation, floors and other alterations can change how moisture moves and evaporates through an older building.
Ventilation & Condensation
Internal humidity, ventilation, temperature and surface conditions are considered where condensation or mould may form part of the moisture problem.
External Defects
Roofs, chimneys, gutters, downpipes, walls, windows and other accessible external details are considered where they may be contributing to moisture ingress.
The diagnosis shouldn't
depend on selling a treatment.
DF Damp Consultancy is a surveying consultancy. We do not carry out damp-proofing or remedial building works.
That distinction matters. Our income does not depend on recommending chemical damp-proof courses, tanking, waterproofing systems, replastering or other remedial treatments.
We can therefore assess the evidence and recommend what we consider appropriate for the property. Sometimes significant repair is necessary. Sometimes the cause is comparatively straightforward. Sometimes further investigation or monitoring is more appropriate than immediate treatment.
