Understanding the building before recommending the repair.
Johnston contains a broad mix of housing, with substantial 20th-century residential development alongside older properties and more recent estates.
This means damp problems can arise from very different construction types and mechanisms. Older masonry, cavity walls, suspended timber floors, solid floors, later extensions and modern alterations may all behave differently when exposed to moisture.
Our surveys consider how the property was constructed, how it has subsequently been altered and the condition of the surrounding building fabric before reaching an opinion on the likely cause of dampness.
Damp is the symptom. We investigate the cause.
Penetrating Damp
Investigation of masonry, render, pointing, roofs, openings, rainwater goods and other potential pathways for external moisture entry.
Low-Level Moisture
Assessment of external ground levels, drainage, damp-proof course arrangements, floor construction and potential moisture bridging at the base of walls.
Condensation & Mould
Consideration of ventilation, heating, internal humidity, insulation and thermal bridging where surface condensation or mould growth is present.
Cavity & Concealed Defects
Where appropriate, consideration of cavity-wall construction, moisture bridging and concealed areas that may warrant further investigation.
Damp investigation for Johnston homes.
Johnston has expanded significantly over the 20th century and contains substantial residential development around the A4076 and A477 corridors. This produces a varied housing stock rather than a single dominant traditional construction type.
Properties may therefore include earlier masonry buildings, mid-to-late 20th-century cavity-wall housing and more recent residential development. The appropriate approach to moisture diagnosis can vary considerably between these forms of construction.
In cavity-wall properties, investigation may need to consider external defects, cavity bridging, damp-proof course relationships, insulation, ground levels and alterations around openings. In older properties, the permeability of the original masonry and the compatibility of later renders, pointing and internal finishes may be equally important.
We therefore avoid diagnosing damp solely from isolated moisture meter readings. Findings are considered alongside the construction, moisture distribution, visible defects and wider building conditions before remedial recommendations are made.

DF Damp Consultancy is an independent surveying consultancy.
We do not install chemical damp-proof courses, tanking systems, waterproofing products or undertake remedial building works.
Our recommendations are therefore based on the evidence identified during the inspection rather than on selling a particular treatment or damp-proofing system.
