Traditional buildings require a different approach to damp.
Manorbier contains an important collection of traditional buildings, with its historic village core characterised by older stone-built properties, cottages and houses alongside later residential development.
Damp investigation within traditional buildings requires an understanding of how solid masonry, traditional mortars and finishes manage moisture. These buildings cannot always be assessed in the same way as modern cavity-wall construction.
Our approach considers the building as a whole, assessing construction, external exposure, moisture distribution, ventilation, ground levels and previous alterations before forming a professional opinion on likely moisture mechanisms.
Damp is the symptom. We investigate the cause.
Traditional Stone Walls
Assessment of solid masonry, pointing, render and internal finishes to understand how moisture is entering, moving through and evaporating from traditional wall construction.
Penetrating Damp
Investigation of external masonry, roofs, openings, chimney details and rainwater goods where weather-related moisture entry may be occurring.
Low-Level Moisture
Consideration of ground levels, drainage, floor construction, wall finishes and other factors capable of increasing moisture at the base of traditional walls.
Timber & Ventilation
Assessment of accessible timbers, suspended floors, sub-floor ventilation and moisture conditions where timber deterioration or fungal decay may be a concern.
Building pathology for Manorbier properties.
Manorbier is a designated Conservation Area with a distinctive historic village core. Much of its architectural character is associated with 19th-century buildings, traditional cottages, villas and locally distinctive stonework.
Traditional properties may incorporate solid masonry walls, lime-based mortars and finishes, suspended timber floors and construction details intended to allow moisture to evaporate naturally from the building fabric.
Later alterations can change this behaviour. Dense cement render, impermeable internal finishes, raised external ground levels, altered floors or restricted ventilation can all affect moisture movement and potentially contribute to persistent dampness.
Manorbier's coastal setting also means exposure to wind-driven rain should be considered. External wall condition, pointing, roof junctions, chimneys, openings and rainwater disposal can therefore be particularly relevant when investigating internal moisture.
For this reason, elevated moisture readings alone should not be treated as a diagnosis. We consider the moisture profile alongside the building's construction, condition and surrounding environment before recommending remedial work.

DF Damp Consultancy is an independent surveying consultancy.
We do not install chemical damp-proof courses, tanking systems, waterproofing products or undertake remedial building works.
This is particularly important when assessing traditional buildings, where inappropriate damp-proofing treatments can fail to address the actual moisture mechanism and may be incompatible with the original construction.
