Coastal properties can experience significant weather exposure. Wind-driven rain may repeatedly wet exposed elevations, chimney stacks, roof junctions, openings and external finishes, making the condition of the building envelope particularly important when investigating dampness.
Older properties may also incorporate traditional solid masonry and finishes that manage moisture differently from modern cavity-wall construction. Dense cement render, impermeable coatings and incompatible internal finishes can alter the way these walls absorb and release moisture.

Render, pointing, masonry coatings, window junctions and repairs are assessed for deterioration and compatibility with the underlying construction.
Ground & Drainage
Ground levels, retaining conditions, hard surfaces, drainage and rainwater discharge are considered where moisture may be concentrated around the base or sides of the building.
Timber & Ventilation
Internal humidity, ventilation, suspended floor voids and concealed timber are considered where prolonged moisture may contribute to condensation, mould or timber deterioration.
