Understanding moisture in
Teifi Valley properties.
Adpar forms the Ceredigion side of the wider Newcastle Emlyn settlement, with a mixture of traditional building fabric, later housing and altered properties within the Teifi Valley.
Older properties may incorporate solid stone or rubble masonry walls, traditional mortars and suspended timber floors. Later houses, extensions and alterations can introduce cavity construction, modern insulation and different floor and internal finish details.
Understanding these differences is important when dampness is investigated. Traditional masonry manages moisture differently from modern cavity construction, and dense cement render, impermeable coatings or incompatible internal finishes can alter the way moisture moves through and evaporates from older walls.
The relationship between a property and its surrounding ground is equally important. Raised paths, hard landscaping, adjoining ground levels and local surface falls can influence moisture at the base of external walls.
Roof drainage, gutters, downpipes, external finishes, ventilation, floor construction and previous alterations are therefore considered alongside the internal moisture evidence before conclusions are reached about the likely cause.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Traditional Masonry
Solid stone and rubble masonry walls are considered in relation to their construction, pointing, render and internal finishes so moisture behaviour can be interpreted appropriately.
Mixed Construction
Original walls, later extensions, cavity construction and altered floor details are considered where different periods of construction may behave differently within the same property.
Roofs & Chimneys
