Understanding moisture in
Cardiff properties.
Cardiff has an exceptionally varied residential building stock, ranging from traditional Victorian and Edwardian housing to inter-war suburbs, later cavity-wall estates, apartments and extensive modern development.
Many of the city's established residential areas contain traditional terraces and bay-fronted houses incorporating solid masonry walls, slate roofs, chimney breasts and suspended timber ground floors. These buildings need to be assessed with regard to their original construction and subsequent alteration.
Later cavity-wall properties introduce different considerations, including external wall condition, cavity detailing and insulation, damp-proof course levels, window and door openings and the junctions created by extensions or alterations.
Cardiff also contains a substantial number of altered and converted properties. Changes to internal layouts, flats and HMOs, replacement windows, insulation and modern finishes can affect ventilation, thermal performance and the way moisture behaves within the building.
Our surveys therefore consider construction, external defects, ground levels, roofs and chimneys, rainwater disposal, ventilation and internal moisture evidence together before conclusions and recommendations are made.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Traditional Housing
Victorian and Edwardian terraces, bay-fronted houses and other traditional properties may incorporate solid masonry, traditional mortars, chimney breasts and suspended timber floors requiring a building-led approach.
Mixed-Age Construction
Cardiff's housing ranges from historic buildings to inter-war, post-war and modern cavity-wall construction, each with different potential moisture pathways and construction details.
Conversions & Alterations
Internal conversions, extensions, replacement floors, modern insulation and altered openings are considered where changes to the original building may influence moisture and ventilation.
Roofs & Chimneys
Roof coverings, ridges, chimney stacks, flashings, valleys and abutments are assessed where deterioration or defective detailing may provide a pathway for rainfall into the structure.
Rainwater & Ground Levels
Gutters, downpipes, gullies, paths, patios and external ground levels are considered where rainfall or surrounding surfaces may repeatedly wet the building or affect lower walls.
Ventilation & Condensation
Internal humidity, extract ventilation, background ventilation, heating patterns and thermal bridging are considered where mould or surface condensation forms part of the concern.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.
This is particularly important across Cardiff's varied housing stock, where similar internal symptoms can arise from very different construction details, external defects, ventilation conditions or alterations to the original building.
Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
