Historic and altered buildings need
a building-led approach.
Carmarthen has a varied building stock, from historic town-centre properties and traditional masonry buildings to later suburban housing and modern development.
The town contains several areas recognised for their architectural and historic character. Within older properties, solid masonry walls, traditional finishes, suspended timber floors and historic alterations can behave very differently from modern cavity-wall construction.
Changes made over the life of a building are often important when investigating dampness. Cementitious render, dense pointing, internal dry-lining, replacement floors and altered ventilation can change how moisture enters, moves through and evaporates from the building fabric.
Elsewhere, defective rainwater goods, roof junctions, external ground levels, drainage, plumbing leaks, condensation and thermal bridging may produce similar internal symptoms but require completely different remedial approaches.
Our approach is therefore to investigate the building as a whole rather than diagnose dampness from a single moisture-meter reading.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

Older solid masonry walls require consideration of their construction, finishes and ability to absorb and release moisture.
Alterations & Modern Materials
Cement renders, dense pointing, dry-lining and later alterations can change moisture behaviour and sometimes conceal the original wall construction.
Ground Levels & Drainage
External levels, paving, gradients, drainage and surface-water management are considered where low-level or lateral moisture is identified.
Roofs & Rainwater Goods
Roof coverings, chimneys, gutters, valleys and downpipes are assessed where defects may allow rainwater to penetrate or saturate walls.
Ventilation & Condensation
Internal humidity, heating, ventilation, insulation and surface temperatures are considered where mould or condensation is present.
Timber & Floor Voids
Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where moisture may increase the risk of deterioration.
