Understanding moisture in

Cenarth contains historic building fabric within a distinctive Teifi Valley setting, where traditional construction, surrounding ground, rainfall and drainage can all influence moisture behaviour.
Older properties in and around the village may incorporate solid stone or rubble masonry walls, traditional mortars and suspended timber floors. Later houses, extensions and alterations can introduce cavity construction and modern materials alongside the original fabric.
These differences matter when dampness is investigated. Traditional walls manage moisture differently from modern cavity construction, and dense cement render, impermeable coatings or incompatible internal finishes can restrict evaporation and change how moisture presents.
Ground levels and drainage can also be significant. Sloping sites, hard landscaping, raised external levels and poorly directed surface water can increase moisture loading at the base of walls or against parts of the building.

Roof coverings, ridges, valleys, chimney stacks, flashings and abutments are considered where deterioration may allow rainfall into the building fabric.
Ground Levels
External ground, paths, adjoining slopes and retaining conditions are considered where moisture may be concentrated against lower walls or floor structures.
Rainwater & Drainage
Gutters, downpipes, gullies, surface falls and discharge routes are assessed where rainfall may repeatedly wet masonry or collect close to the property.
Ventilation & Timber
Internal humidity, ventilation, suspended floors, sub-floor airflow and accessible timber are considered where prolonged moisture may contribute to condensation or timber deterioration.
