Cause before treatment
Mixed-age buildings need
the right diagnosis.
Cross Hands has developed from a former mining community into a substantial residential and employment centre, creating a varied mixture of older properties, later housing and modern development.
This variety means there is no single approach to investigating dampness. Older properties may incorporate solid masonry walls, traditional finishes and suspended timber floors, while later homes are more likely to incorporate cavity walls, modern damp-proofing details and different floor constructions.
Alterations carried out during the life of a property can also be important. Cementitious render, dense pointing, dry-lining, replacement floors, cavity-wall insulation and changes to ventilation may all affect how moisture behaves within the building.
Cross Hands' valley setting and surrounding changes in ground level also mean that external levels, drainage, surface-water management and the relationship between a property and adjoining land should be considered where lower-level dampness is identified.
Our approach is therefore based on the age, construction and condition of the individual property rather than diagnosing dampness from a single moisture-meter reading.
What we consider
when investigating damp.
Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Mixed Construction
The age and construction of the property are established so that traditional solid-wall buildings and later cavity-wall homes are assessed using an appropriate approach.
Ground Levels & Drainage
External levels, adjoining land, paving, drainage and surface-water routes are considered where moisture is affecting lower walls or floor junctions.
Alterations & Materials
Render, pointing, dry-lining, insulation, replacement floors and other alterations are considered where they may have changed the moisture behaviour of the building.
Roofs & Rainwater Goods
Roof coverings, chimneys, valleys, gutters and downpipes are considered where defects may allow rainwater to penetrate or repeatedly saturate external masonry.
Ventilation & Condensation
Heating, ventilation, internal humidity, insulation and colder surfaces are considered where condensation or mould growth may be contributing to moisture-related symptoms.
Timber & Floor Voids
Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where prolonged moisture may increase the risk of timber deterioration.
We investigate the cause.
We don't sell the treatment.
DF Damp Consultancy is an independent surveying consultancy.
We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.
Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.
Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
