Mixed-age buildings need
the right diagnosis.

Cross Hands has developed from a former mining community into a substantial residential and employment centre, creating a varied mixture of older properties, later housing and modern development.

This variety means there is no single approach to investigating dampness. Older properties may incorporate solid masonry walls, traditional finishes and suspended timber floors, while later homes are more likely to incorporate cavity walls, modern damp-proofing details and different floor constructions.

Alterations carried out during the life of a property can also be important. Cementitious render, dense pointing, dry-lining, replacement floors, cavity-wall insulation and changes to ventilation may all affect how moisture behaves within the building.
