DAMP SURVEYOR DALE

Coastal and valley properties need
a building-led approach.

Dale occupies a sheltered valley setting beside the harbour, with older traditional housing, later twentieth-century development and modern infill arranged around the central village and surrounding slopes.

Although more sheltered than some exposed west-coast settlements, Dale's proximity to the harbour and coast means driving rain, weathered external finishes, roof details and vulnerable junctions can still be important when investigating moisture ingress.

The valley topography also means ground levels, slopes, retaining relationships, drainage and surface-water movement may need to be considered where low-level or lateral dampness is identified.

The mixture of older traditional buildings, post-war housing and later infill means wall, floor, insulation and finishing systems can vary considerably between neighbouring properties. These differences are important when interpreting moisture readings and visible defects.

Our approach is to investigate the building as a whole rather than diagnose dampness from a single moisture-meter reading.

SURVEYING IN DALE

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Harbour & Coastal Exposure

Coastal weather, driving rain and prolonged exposure can affect external walls, roofs, openings and other vulnerable building elements.

02

Sloping Ground & Drainage

Valley slopes, changes in ground level, retaining relationships and surface-water movement can contribute to lateral or low-level moisture.

03

Mixed Construction

Traditional housing, post-war properties, later infill and extensions may contain very different wall, floor and insulation systems.

04

Render & External Finishes

Cracking, weathering, debonding and incompatible coatings can contribute to rain penetration or restrict evaporation from masonry.

05

Ventilation & Condensation

Internal humidity, heating, ventilation and surface temperatures are considered where condensation or mould may contribute to dampness.

06

Timber & Floor Voids

Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where moisture may increase the risk of deterioration.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
