Valley properties need
a building-led diagnosis.
Garnant forms part of the established Amman Valley settlement alongside Glanamman, with a mixture of older housing and later residential development.
This varied building stock means moisture problems cannot be approached using a single diagnosis. Older properties may incorporate solid masonry walls and suspended timber floors, while later properties are more likely to use cavity-wall construction and different methods of moisture control.
The valley setting can also make the relationship between a property and its surrounding ground particularly relevant. Sloping sites, external ground levels, retaining conditions, hard landscaping and surface-water routes may all influence moisture at lower wall and floor junctions.
Roofs, chimney stacks, gutters, downpipes and exposed external walls are also considered where defects may increase moisture loading to the building fabric.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

Solid masonry, cavity walls, floor construction and later alterations are considered according to the age and construction of the individual property.
Ground & Topography
Sloping ground, external levels, retaining conditions and adjoining land are considered where they may increase moisture loading to the lower building fabric.
Drainage & Surface Water
Paving, gullies, drainage routes and rainwater discharge are assessed where water may accumulate or be directed towards the building.
Roofs & Rainwater Goods
Roof coverings, chimney stacks, flashings, gutters and downpipes are assessed for defects capable of contributing to penetrating dampness.
Walls & Later Finishes
Masonry, render, pointing, coatings and dry-lining are considered where deterioration or later materials may affect moisture entry and drying.
Timber & Ventilation
Suspended floors, accessible timbers, sub-floor ventilation and internal humidity are considered where prolonged moisture could contribute to decay or mould growth.
