Understanding moisture in
Gower properties.
Gower contains a distinctive mixture of traditional cottages, stone-built rural properties, converted agricultural buildings and later housing, often within exposed coastal or countryside settings.
Older buildings may incorporate solid stone or rubble masonry, traditional mortars, suspended timber floors and construction details that manage moisture very differently from modern cavity-wall properties.
Subsequent alterations can also change the way these buildings perform. Dense cement render, impermeable internal finishes, concrete floors, modern insulation and altered openings can sometimes restrict drying or change moisture movement through traditionally constructed walls.
Gower's coastal and rural setting means exposure is another important consideration. Wind-driven rainfall can place additional pressure on external masonry, rendered elevations, roof coverings, chimneys, flashings and openings, particularly at exposed properties.

Exposed walls, render, openings, roofs and chimneys are considered where wind-driven rainfall may place increased moisture loading on the external building envelope.
Ground & Topography
Sloping sites, surrounding ground levels, retaining conditions, paths and surface-water routes are assessed where they may influence moisture at lower wall or floor level.
Alterations & Conversions
Extensions, converted rural buildings, replacement floors, insulation and modern finishes are considered where alterations may have changed the way an older structure manages moisture.
Roofs & Rainwater
Roof coverings, chimneys, flashings, gutters, downpipes and discharge arrangements are assessed for defects capable of introducing or concentrating rainfall around the building.
Ventilation & Timber
Internal humidity, extract ventilation, suspended floors, sub-floor airflow and accessible structural timber are considered where prolonged moisture may contribute to mould or timber decay.
