Cause before treatment
Historic buildings need
a building-led approach.
Laugharne has a distinctive historic building stock and estuary-side setting, with traditional properties forming an important part of the character of the town.
Many older properties may incorporate solid masonry walls, traditional finishes and suspended timber floors rather than modern cavity-wall construction. These buildings manage moisture differently from newer construction and need to be assessed accordingly.
Later alterations can significantly change that behaviour. Cementitious render, dense pointing, impermeable coatings, internal dry-lining and replacement floors can restrict evaporation or conceal moisture within the original building fabric.
Laugharne's position beside the Taf estuary also makes weather exposure, external ground conditions, drainage and rainwater disposal important considerations. Where buildings occupy sloping sites or adjoin higher ground, lateral moisture movement may also need to be considered.
Our approach is therefore to investigate the building as a whole rather than diagnose dampness from a single moisture-meter reading.
What we consider
when investigating damp.
Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Traditional Masonry
Older solid masonry walls are assessed in the context of their construction, finishes and ability to absorb, redistribute and release moisture.
Estuary & Weather Exposure
Exposed elevations, wind-driven rain and the condition of external finishes are considered where repeated weather exposure may be contributing to moisture penetration.
Ground Levels & Drainage
External levels, sloping ground, paving, drainage and surface-water routes are assessed where lower walls or retaining sections are affected by moisture.
Roofs & Rainwater Goods
Roof coverings, chimneys, valleys, gutters and downpipes are considered where defects may allow rainwater to penetrate or repeatedly saturate traditional masonry.
Traditional Finishes
Lime-based finishes are considered alongside later cement render, dense pointing and impermeable coatings that may restrict the natural drying of older masonry.
Timber & Floor Voids
Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where prolonged moisture may increase the risk of timber deterioration.
We investigate the cause.
We don't sell the treatment.
DF Damp Consultancy is an independent surveying consultancy.
We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.
Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.
Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
