DAMP SURVEYOR LITTLE HAVEN

Historic coastal properties need
a building-led approach.

Little Haven is a historic coastal village at the southern end of St Brides Bay, with older cottages and houses concentrated around the valley floor and buildings extending up the surrounding slopes.

Its west-facing coastal setting means external exposure can be an important factor when investigating dampness. Wind-driven rain, weathered masonry and finishes, roof and chimney details and vulnerable junctions may all contribute to moisture entering the building envelope.

The steep valley setting also means changes in external ground levels, retaining relationships, terraced gardens, drainage and surface-water movement may be relevant where low-level or lateral moisture is identified internally.

Little Haven contains buildings from different periods and construction types, including older traditional masonry alongside later alterations and development. Modern renders, internal plasters, replacement floors, insulation and extensions can significantly change the way moisture behaves within older building fabric.

Our approach is to investigate the building as a whole rather than diagnose dampness from a single moisture-meter reading.

SURVEYING IN LITTLE HAVEN

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Coastal Exposure

Wind-driven rain, salt-laden air and prolonged weather exposure can affect external walls, renders, roofs and other vulnerable building elements.

02

Ground Levels & Slopes

Steep ground, retaining relationships, terraced gardens and surface-water movement can contribute to lateral or low-level moisture.

03

Traditional Masonry

Older cottages and houses may contain traditional solid masonry construction that behaves differently from modern cavity-wall construction.

04

Render & External Finishes

Cracking, weathering, debonding and inappropriate coatings can contribute to rain penetration or restrict evaporation from masonry.

05

Ventilation & Condensation

Internal humidity, heating, ventilation and surface temperatures are considered where condensation or mould may contribute to dampness.

06

Timber & Floor Voids

Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where moisture may increase the risk of deterioration.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
