Historic buildings need
a building-led diagnosis.
Llandovery is a historic market town with a distinctive traditional building stock, including an historic core containing 18th- and 19th-century buildings alongside later development.
The town includes a designated Conservation Area, reflecting the architectural and historic importance of its surviving buildings, streetscape and wider townscape.
Many older properties require a different approach to moisture investigation from modern cavity-wall construction. Solid masonry, traditional mortars and finishes, suspended timber floors and older roof structures can all influence how moisture enters, moves through and leaves a building.
Later interventions can be equally important. Cementitious render, dense pointing, impermeable coatings, dry-lining and replacement floors may alter the original moisture behaviour of traditional construction and can sometimes contribute to moisture retention.
Our approach is therefore to understand the building's construction, condition and alterations before interpreting moisture readings or recommending remedial work.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Traditional Masonry
Solid masonry walls are assessed in the context of their original construction, finishes and ability to absorb, redistribute and release moisture.
Historic Alterations
Later render, pointing, coatings, dry-lining and replacement floors are considered where they may have altered the moisture behaviour of traditional building fabric.
Roofs & Chimneys
Older roof coverings, chimneys, flashings, valleys and abutments are considered where defects may permit rainwater penetration into walls, ceilings or roof structures.
Rainwater & Exposure
Gutters, downpipes, external masonry and weathering details are assessed where repeated rainwater exposure may be increasing moisture loading to the building.
Ground Levels & Drainage
External levels, paving, adjoining ground and drainage are considered where moisture occurs around lower walls and floor-to-wall junctions.
Ventilation & Timber
Internal humidity, ventilation, suspended floors and sub-floor airflow are considered where prolonged moisture may be affecting surfaces or concealed timber elements.
