DAMP SURVEYOR LLANDYSUL

Buildings shaped by
history and landscape.

Llandysul's building stock reflects its development along the Teifi Valley, with traditional properties extending from the historic centre onto the surrounding sloping ground.

Many of the town's older buildings date from the nineteenth century and were constructed before modern cavity-wall construction became commonplace. Traditional solid masonry, stonework and older floor construction therefore require a different approach to moisture investigation from modern buildings.

Later alterations can change the way these buildings manage moisture. Dense cement render, gypsum plaster, impermeable coatings, replacement floors and some insulation systems can restrict evaporation or alter moisture movement through traditional building fabric.

Llandysul's sloping topography is also relevant. Changes in ground level, retaining structures and buildings positioned against rising ground can create conditions where lateral moisture and surface-water management need to be considered alongside more familiar sources of dampness.

Our approach is therefore to investigate the building, its materials and its surroundings as a whole rather than diagnose dampness from a single moisture-meter reading.

SURVEYING IN LLANDYSUL

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Traditional Masonry

Older Llandysul properties may contain solid stone or masonry walls that need to be assessed in the context of their construction, finishes and ability to manage and release moisture.

02

Sloping Ground

Where buildings sit against rising ground, changes in external level and retained soil can increase moisture loading and create lateral moisture pathways through lower wall construction.

03

Later Alterations

Cement render, modern plaster, impermeable finishes, replacement floors and insulation can alter moisture movement within older building fabric and sometimes increase moisture retention.

04

Rainwater & Drainage

Gutters, downpipes, surface-water drainage and the way water moves around sloping sites are considered where they may be increasing moisture loading to external walls.

05

Ventilation & Condensation

Internal humidity, heating, ventilation and surface temperatures are assessed where condensation and mould may be contributing to the reported dampness.

06

Timber & Floor Voids

Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where prolonged moisture may increase the risk of timber deterioration.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
