DAMP SURVEYOR LLANGADOG

Historic buildings need
the right diagnosis.

Llangadog is a historic rural settlement within the Tywi Valley, with part of the village designated as a Conservation Area and protected by an Article 4 Direction.

Older properties within and around the village can incorporate solid masonry walls, traditional finishes, suspended timber floors and construction intended to manage moisture very differently from modern cavity-wall housing.

Understanding that construction is important when investigating damp. Cement render, dense pointing, impermeable coatings, dry-lining and replacement floors can alter the way traditional masonry absorbs and releases moisture.

The wider rural setting also means that external ground levels, adjoining land, drainage, surface-water routes and topography can be particularly relevant where moisture occurs at lower walls or floor-to-wall junctions.

We assess these factors together rather than assuming that low-level moisture automatically requires a chemical damp-proofing treatment.

SURVEYING IN LLANGADOG

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Traditional Masonry

Solid walls and traditional construction are considered according to their materials, finishes and ability to absorb, redistribute and release moisture.

02

Ground & Topography

External levels, sloping ground, adjoining land and retaining conditions are considered where they may increase moisture loading to the lower building fabric.

03

Traditional Finishes

Render, pointing and internal finishes are considered to establish whether later materials may be restricting the ability of older masonry to dry.

04

Roofs & Rainwater Goods

Roof coverings, chimney stacks, flashings, gutters and downpipes are assessed for defects capable of introducing moisture into walls and roof structures.

05

Later Alterations

Cement render, modern coatings, dry-lining and replacement floors are considered where alterations may have changed the original moisture behaviour of the building.

06

Timber & Ventilation

Suspended floors, concealed timbers, sub-floor ventilation and internal humidity are considered where prolonged moisture could contribute to timber deterioration or mould growth.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

This is particularly important with traditional buildings, where an inappropriate damp-proofing treatment may fail to address the actual moisture source and can interfere with the way older construction manages moisture.
