the right diagnosis.
Llansteffan is a historic village within a designated Conservation Area, occupying a distinctive position on the western side of the Tywi estuary beneath the elevated setting of Llansteffan Castle.
Properties within and around the historic village can include traditional solid masonry, older roof structures and construction intended to manage moisture differently from modern cavity-wall buildings.
Later alterations therefore require careful consideration. Dense cement render, inappropriate pointing, impermeable internal finishes, dry-lining and replacement floors can change the way traditional masonry absorbs and releases moisture.
The local topography and estuary setting are also relevant. External ground levels, sloping sites, retaining conditions, drainage and surface-water routes should be considered where moisture occurs at lower walls or floor junctions.

Roofs & Chimneys
Roof coverings, chimney stacks, flashings, valleys and rainwater goods are assessed for defects capable of introducing moisture into walls and roof structures.
Later Alterations
Dense render, cement pointing, modern coatings, dry-lining and replacement floors are considered where they may restrict drying or alter moisture behaviour.
Timber & Ventilation
Suspended floors, concealed timbers, sub-floor ventilation and internal humidity are considered where prolonged moisture could contribute to timber deterioration or mould growth.
