DAMP SURVEYOR LLANSTEFFAN

Historic buildings need
the right diagnosis.

Llansteffan is a historic village within a designated Conservation Area, occupying a distinctive position on the western side of the Tywi estuary beneath the elevated setting of Llansteffan Castle.

Properties within and around the historic village can include traditional solid masonry, older roof structures and construction intended to manage moisture differently from modern cavity-wall buildings.

Later alterations therefore require careful consideration. Dense cement render, inappropriate pointing, impermeable internal finishes, dry-lining and replacement floors can change the way traditional masonry absorbs and releases moisture.

The local topography and estuary setting are also relevant. External ground levels, sloping sites, retaining conditions, drainage and surface-water routes should be considered where moisture occurs at lower walls or floor junctions.

Our approach is to assess the building as a complete system before deciding whether moisture is associated with rain penetration, condensation, ground-related moisture, lateral penetration, plumbing defects or another mechanism.

SURVEYING IN LLANSTEFFAN

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Traditional Masonry

Solid walls and traditional construction are considered in the context of their materials, finishes and ability to absorb, redistribute and release moisture.

02

Ground Levels & Drainage

Sloping ground, external levels, paving, retaining conditions and surface-water routes are considered where moisture affects lower walls and floor junctions.

03

Estuary Exposure

Building orientation, exposed elevations and weathering details are considered where wind-driven rain may increase moisture loading to external masonry.

04

Roofs & Chimneys

Roof coverings, chimney stacks, flashings, valleys and rainwater goods are assessed for defects capable of introducing moisture into walls and roof structures.

05

Later Alterations

Dense render, cement pointing, modern coatings, dry-lining and replacement floors are considered where they may restrict drying or alter moisture behaviour.

06

Timber & Ventilation

Suspended floors, concealed timbers, sub-floor ventilation and internal humidity are considered where prolonged moisture could contribute to timber deterioration or mould growth.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

This is particularly important with older buildings, where an inappropriate damp-proofing treatment may fail to address the actual moisture source and can sometimes interfere with the way traditional construction manages moisture.
