Understanding moisture in
lower Teifi properties.
Llechryd contains a mixture of traditional buildings, later housing and rural properties where dampness needs to be considered in relation to both the building fabric and its surrounding environment.
Older properties may incorporate solid stone or masonry walls and traditional materials that manage moisture differently from modern cavity-wall construction. Their condition needs to be assessed in relation to the original fabric, external finishes and subsequent alterations.
Dense cement render, impermeable coatings, modern internal plaster, replacement floors and some insulation systems can alter how moisture moves through and evaporates from older walls. Symptoms at low level therefore do not automatically establish rising damp.
External ground conditions are also important. Changes in level, hard landscaping and inadequate drainage can concentrate moisture around the base of walls, while defective gutters and downpipes can repeatedly saturate masonry from above.
We assess these factors together with ventilation, internal humidity, floor construction and accessible timber. The aim is to establish the most likely moisture mechanism before recommending repair, treatment or further investigation.

Traditional Masonry
Solid stone and masonry walls are assessed in relation to their construction, finishes and ability to absorb, redistribute and release moisture.
External Finishes
Render, pointing, masonry coatings and previous repairs are assessed for deterioration and compatibility with the underlying wall construction.
Ground & Drainage
External levels, hard surfaces, falls and drainage routes are considered where surrounding conditions may concentrate moisture against lower walls.
Rainwater Disposal
Gutters, downpipes, roof drainage and discharge arrangements are assessed where leakage, overflow or poor disposal may repeatedly wet the building fabric.
Later Alterations
Modern plaster, replacement floors, insulation and other alterations are considered where they may have changed the original moisture behaviour of the property.
Timber & Ventilation
Suspended floor voids, sub-floor airflow, accessible timber, extract ventilation and internal humidity are considered where prolonged moisture or condensation may be present.
