Understanding moisture in
Mumbles properties.
Mumbles contains a distinctive mixture of traditional coastal properties, Victorian and Edwardian terraces and later residential development, each presenting different considerations when investigating dampness.
Many older properties incorporate solid masonry walls, traditional mortars, chimney breasts and suspended timber floors. Later houses, extensions and alterations may instead introduce cavity construction, concrete floors, modern insulation and different internal finishes.
The coastal setting is also relevant. Exposed walls, roof coverings, chimneys, flashings, windows and rendered elevations can be subjected to significant wind-driven rainfall, making the external envelope an important part of any investigation into recurring internal moisture.
Mumbles also includes properties positioned on sloping ground. External levels, retaining conditions, hard landscaping and surface-water routes can therefore be important where moisture is occurring at lower wall or floor level.

Exposed elevations, render, windows and external junctions are considered where wind-driven rainfall may increase moisture loading onto the building envelope.
Traditional Terraces
Older terraced properties may incorporate solid masonry, traditional mortars, suspended timber floors and chimney breasts that require a different approach from modern cavity-wall construction.
Sloping Ground
External levels, retaining conditions, adjoining paths and surface falls are considered where surrounding ground may direct or hold moisture against parts of the building.
Roofs & Chimneys
Roof coverings, ridges, chimney stacks, flashings and abutments are assessed where coastal weathering or deterioration may provide a pathway for rainfall into the structure.
Rainwater & Drainage
Gutters, downpipes, gullies, surface falls and discharge routes are considered where rainfall may repeatedly wet masonry or collect close to the property.
Ventilation & Timber
Internal humidity, extract ventilation, suspended floors, sub-floor airflow and accessible timber are considered where prolonged moisture may contribute to mould, condensation or timber deterioration.
