Coastal buildings need
a building-led diagnosis.
Pembrey's coastal setting and varied building stock create a number of factors that need to be considered when investigating dampness.
Older properties may incorporate solid masonry walls, traditional finishes and suspended timber floors rather than modern cavity-wall construction. These buildings can manage moisture differently from newer properties and should be assessed accordingly.
Pembrey's proximity to the Carmarthenshire coast also makes weather exposure relevant. Wind-driven rain, exposed elevations, deteriorated external finishes and defects to roofs or rainwater goods can all contribute to moisture penetration.

External ground levels, paving, drainage and surface-water routes are considered where lower walls or adjoining ground may be influencing moisture within the building fabric.
Roofs & Rainwater Goods
Roof coverings, chimneys, valleys, gutters and downpipes are considered where defects may allow rainwater to penetrate or repeatedly saturate masonry.
Alterations & Modern Materials
Cement render, dense pointing, dry-lining, replacement floors and other alterations are considered where they may have changed the moisture behaviour of the original building.
Ventilation & Timber
Internal humidity, ventilation, suspended timber floors and sub-floor airflow are considered where condensation or prolonged moisture may be affecting internal surfaces or concealed timbers.
