Pendine occupies a distinctive position on the Carmarthenshire coast, overlooking Carmarthen Bay and the extensive sands for which the village is well known.
In an exposed coastal location, the external envelope of a building becomes particularly important when investigating dampness. Wind-driven rain, exposed masonry, roof coverings, chimneys, window junctions and rainwater goods can all contribute to moisture entering or repeatedly wetting the building fabric.
Ground levels and drainage should also be considered. Sloping sites, hard landscaping, retaining conditions and surface-water routes can influence moisture around lower walls and floor junctions.
Older properties may incorporate solid masonry walls and traditional finishes, while later housing can behave very differently. Modern alterations such as dense render, pointing, dry-lining and replacement floors may further change the way older construction manages moisture.

Building orientation, exposed elevations and weathering details are considered where wind-driven rain may be increasing moisture loading to the external building fabric.
Roofs & Rainwater Goods
Roof coverings, chimneys, flashings, gutters and downpipes are assessed where defects may permit rainwater penetration or repeated saturation of external walls.
External Walls
Render, pointing, masonry, window junctions and other external details are considered for defects capable of allowing moisture penetration during periods of adverse weather.
Ground Levels & Drainage
External levels, sloping ground, paving and surface-water routes are considered where moisture affects lower walls or floor-to-wall junctions.
Traditional Materials & Salts
Older masonry, traditional finishes and salt contamination are considered where persistent moisture symptoms affect historic or traditionally constructed walls.
Ventilation & Timber
Internal humidity, ventilation, suspended floors and concealed timbers are considered where prolonged moisture may contribute to mould growth or timber deterioration.
