Understanding moisture in
mixed rural properties.
Penparc and the surrounding Cardigan countryside contain a mixture of traditional buildings, later housing and altered properties where dampness can result from several interacting building conditions.
Older properties may incorporate solid stone or masonry walls and traditional materials that manage moisture differently from modern cavity-wall construction. Later extensions and alterations can also create different forms of construction within the same property.
In traditional walls, dense cement render, impermeable coatings, modern internal plaster and inappropriate repairs can restrict drying or change how moisture behaves within the original building fabric.
More exposed rural properties can also be affected by wind-driven rain and repeated weathering. The condition of roofs, chimneys, external finishes, window junctions, gutters and downpipes therefore forms an important part of the investigation.
External ground levels, drainage, ventilation and floor construction are considered alongside these factors. Rather than diagnosing dampness from an isolated meter reading, we assess the available evidence to establish the most likely moisture mechanism.
What we consider
when investigating damp.
Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Building Construction
The age, form and construction of the property are considered first so that moisture readings and visible symptoms can be interpreted in the correct building context.
Traditional Masonry
Solid stone and masonry walls are assessed in relation to their finishes and their ability to absorb, redistribute and release moisture.
Weather Exposure
Exposed elevations, roof junctions and openings are considered where wind-driven rain and repeated weathering may contribute to moisture penetration.
Rainwater Disposal
Gutters, downpipes, roof drainage and discharge arrangements are assessed where leakage or overflow may repeatedly saturate walls or ground adjoining the property.
Ground & Drainage
External levels, hard surfaces, falls and drainage arrangements are considered where surrounding conditions may concentrate moisture against lower walls.
Ventilation & Floors
Internal humidity, extract ventilation, suspended floor voids and sub-floor airflow are considered where condensation or prolonged moisture may affect the building or structural timber.
