DAMP SURVEYOR ROCH

Traditional and modern properties need
a building-led approach.

Roch contains a mixture of traditional buildings around its older village core together with later residential development extending beyond it.

Older properties may contain solid masonry walls and traditional materials that manage moisture differently from modern cavity-wall construction. Later cement renders, gypsum plasters, replacement floors and other alterations can change the way this building fabric absorbs and releases moisture.

Roch is inland from Newgale but occupies an open west Pembrokeshire setting. Weather exposure and wind-driven rain can therefore remain relevant when assessing external walls, roofs, chimneys, openings and other vulnerable junctions.

Rural plots and changes in surrounding ground can also make external levels, drainage and surface-water management important when investigating low-level or lateral moisture.

Our approach is to investigate the building as a whole rather than diagnose dampness from a single moisture-meter reading.

SURVEYING IN ROCH

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Traditional Masonry

Older solid-wall properties require assessment in the context of their original materials, construction and ability to manage and release moisture.

02

Weather Exposure

Roch's open west Pembrokeshire setting means driving rain and prolonged weather exposure can affect walls, roofs and vulnerable junctions.

03

Mixed Construction

Traditional buildings, later housing and subsequent extensions may contain very different wall, floor, insulation and finishing systems.

04

Ground Levels & Drainage

External levels, surface-water movement and drainage arrangements are considered where they may contribute to low-level or lateral moisture.

05

Ventilation & Condensation

Internal humidity, heating, ventilation and surface temperatures are considered where condensation or mould may contribute to dampness.

06

Timber & Floor Voids

Suspended timber floors, sub-floor ventilation and concealed timber elements are considered where moisture may increase the risk of deterioration.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
