Understanding moisture in
Swansea properties.
Swansea contains a diverse building stock, from traditional terraced housing and older solid-wall properties to later cavity-wall homes, apartments and modern extensions.
Older properties may incorporate solid stone or brick masonry, traditional mortars, chimney breasts and suspended timber floors. Later properties and alterations can introduce cavity construction, damp-proof courses, concrete floors, modern insulation and different internal finishes.
These forms of construction manage moisture differently. Dense cement render, impermeable coatings, altered floor construction and modern finishes can sometimes change the way moisture evaporates from older building fabric, while later cavity-wall properties present their own potential moisture pathways.
Swansea's coastal location also means that weather exposure can be an important consideration in some areas. Wind-driven rainfall may place additional pressure on exposed walls, rendered elevations, roofs, chimneys, flashings and external openings.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

Older brick and stone walls, traditional mortars, chimney breasts and suspended timber floors are considered in relation to the age, construction and subsequent alteration of the property.
Coastal Exposure
Exposed elevations, render, openings and roof details are considered where wind-driven rainfall may increase moisture loading onto the external building fabric.
Ground & External Levels
Paths, gardens, hard landscaping and adjoining ground levels are assessed where their relationship with the building may contribute to moisture at lower wall and floor level.
Roofs & Chimneys
Roof coverings, chimney stacks, flashings, valleys and abutments are assessed where deterioration or defective detailing may allow rainfall to enter the building.
Rainwater & Drainage
Gutters, downpipes, gullies, surface falls and discharge routes are considered where rainfall or surface water may repeatedly wet masonry or collect close to the property.
Condensation & Ventilation
Internal humidity, heating, extract ventilation, air movement and colder building surfaces are considered where mould or condensation may form part of the moisture problem.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
