DAMP SURVEYOR SYNOD INN

Understanding moisture in
rural Ceredigion properties.

Synod Inn and its surrounding countryside contain a mixture of traditional and later properties where construction, weather exposure, surrounding ground and rainwater management can all influence moisture.

Older rural buildings may incorporate solid stone or rubble masonry walls, traditional mortars and suspended timber floors. Later housing, extensions and alterations can introduce cavity construction, modern insulation and different internal finishes alongside the original building fabric.

These forms of construction should not be assessed in the same way. Traditional masonry relies on appropriate materials and evaporation, while dense cement render, impermeable coatings or incompatible internal finishes can alter the way moisture moves through an older wall.

Weather exposure is another consideration. Roof coverings, chimney stacks, flashings, pointing, external finishes and openings can become routes for moisture where defects allow repeated rainfall to enter or saturate the building fabric.

External ground levels, surface falls, gutters, downpipes, drainage, ventilation and floor construction are therefore considered alongside the internal moisture evidence before conclusions are reached about the likely cause.

SURVEYING IN SYNOD INN

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Building Construction

Building age, wall type, floor construction and later alterations are considered so moisture evidence is interpreted within the correct constructional context.

02

Traditional Masonry

Solid stone and rubble masonry are considered alongside pointing, render and internal finishes where incompatible materials may influence moisture behaviour.

03

Roofs & Chimneys

Roof coverings, ridges, valleys, chimney stacks, flashings and abutments are considered where deterioration may provide a route for rainfall into the structure.

04

Weather Exposure

Exposed elevations, openings and external finishes are assessed where repeated wind-driven rainfall may contribute to penetrating moisture within the building fabric.

05

Ground & Drainage

External levels, hard landscaping, surface falls, gutters, downpipes and drainage routes are considered where water may be concentrated close to the building.

06

Ventilation & Timber

Internal humidity, ventilation, suspended floors, sub-floor airflow and accessible timber are considered where prolonged moisture may contribute to condensation or timber deterioration.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
