DAMP SURVEYOR TREGARON

Traditional buildings in
an historic inland town.

Tregaron contains a varied historic building stock, including older stone cottages, traditional town-centre properties and later residential development extending beyond the historic core.

Many older properties were constructed before modern cavity-wall construction became commonplace. Solid masonry walls and traditional materials therefore need to be understood in the context of how the original building was intended to manage and release moisture.

Subsequent alterations can change that behaviour. Dense cement render, modern plaster, impermeable coatings, replacement floors and some insulation systems can restrict evaporation or alter moisture movement through traditional building fabric.

Tregaron's inland setting also means external exposure, rainwater disposal, ground levels and site drainage should be considered when investigating moisture. The River Brenig and smaller watercourses form part of the wider local setting, making the relationship between an individual property and its surrounding ground particularly important.

Our approach is to investigate the construction, alterations and surrounding conditions together rather than diagnose dampness from a single moisture-meter reading.

SURVEYING IN TREGARON

What we consider
when investigating damp.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.

01

Traditional Stone Walls

Older Tregaron properties may contain solid stone or masonry walls that need to be assessed in the context of their original materials, finishes and ability to manage and release moisture.

02

External Exposure

Exposed elevations, pointing, render and openings are considered where repeated weathering and wind-driven rain may contribute to moisture penetration through the external envelope.

03

Later Alterations

Cement render, modern plaster, impermeable finishes, replacement floors and insulation can change how older walls absorb, retain and release moisture.

04

Ground & Drainage

External ground levels, surface-water movement, drainage and the relationship between the property and surrounding land are considered where they may increase moisture loading to lower walls.

05

Rainwater Goods

Gutters, downpipes, roof drainage and discharge arrangements are assessed where defects or restricted disposal may repeatedly wet masonry or concentrate water close to the building.

06

Timber & Ventilation

Suspended floors, sub-floor ventilation, internal humidity and concealed timber elements are considered where prolonged moisture may contribute to condensation, mould or timber deterioration.

WHY INDEPENDENCE MATTERS

We investigate the cause.
We don't sell the treatment.

DF Damp Consultancy is an independent surveying consultancy.

We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.

Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.

Where repair is justified, we explain why. Where further investigation, drying or monitoring is more appropriate than immediate treatment, we can recommend that instead.
