Damp Surveys
in Tumble.
Independent damp and timber surveys for traditional and modern properties in Tumble and the surrounding Cross Hands area.
Qualified, evidence-led investigation with no damp-proofing treatments, remedial building works or repair contracts to sell. We investigate the cause of moisture before recommending what should happen next.

Cause before treatment
Different buildings need
different diagnoses.
Tumble and the surrounding Cross Hands area contain a mixture of older housing and later residential development, meaning the cause of dampness can vary considerably between properties.
Older properties may incorporate solid masonry walls, suspended timber floors and traditional materials, while later housing is more likely to incorporate cavity-wall construction and different approaches to moisture control.
The distinction is important. A moisture profile within an older solid wall should not automatically be interpreted or treated in the same way as dampness affecting a modern cavity wall.
External ground levels, paving, drainage, gutters, downpipes and weather exposure can also contribute to moisture loading. Internally, ventilation, heating patterns, cold surfaces and later alterations to the original construction may influence how dampness manifests.
We consider these factors together so that recommendations address the likely moisture source rather than simply treating the visible symptom.
What we consider
when investigating damp.
Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Building Construction
The age, wall construction, floor structure and materials of the property are established so that moisture readings are interpreted within the correct building context.
External Walls
Masonry, render, pointing, openings and wall junctions are assessed for deterioration or defects capable of allowing moisture into the building fabric.
Ground Levels & Drainage
External levels, paving, gullies and surface-water routes are considered where moisture affects lower walls or floor-to-wall junctions.
Roofs & Rainwater Goods
Roof coverings, chimney details, gutters and downpipes are assessed where defects may increase moisture loading to the adjoining walls and internal finishes.
Alterations & Finishes
Cement render, dense finishes, dry-lining, replacement floors and other alterations are considered where they may have changed the original moisture behaviour of the property.
Ventilation & Timber
Internal humidity, ventilation, cold surfaces, suspended floors and accessible timbers are considered where condensation, mould or prolonged moisture may be present.
We investigate the cause.
We don't sell the treatment.
DF Damp Consultancy is an independent surveying consultancy.
We do not install chemical damp-proof courses, sell waterproofing systems, undertake tanking or carry out remedial building works.
Our recommendations are therefore based on the evidence identified during the survey rather than the opportunity to sell a subsequent treatment contract.
Where low-level moisture is identified, we consider the wider building before attributing it to a single mechanism. Ground levels, drainage, wall construction, salts, finishes and other potential moisture sources may all require consideration.
