Different buildings need
different diagnoses.
Whitland combines an established rural town centre with later residential development and properties extending into the surrounding Carmarthenshire countryside.
This creates a varied building stock. Older properties may incorporate solid masonry walls, traditional finishes and suspended timber floors, while later housing may use cavity-wall construction and more modern materials.
Understanding that construction is fundamental when investigating dampness. Moisture behaviour within an older solid masonry building can be very different from that within a modern cavity-wall property, and the same diagnosis should not automatically be applied to both.
Rural exposure, external ground levels, drainage, roof condition and rainwater disposal can all influence how much moisture a building is exposed to. Later alterations such as cement render, dense pointing, dry-lining or replacement floors may also change how an older building is able to dry.
Our approach is therefore to investigate the building as a whole rather than diagnose dampness from a single moisture-meter reading.

Damp is the symptom. The purpose of the survey is to identify the building conditions and moisture mechanisms capable of producing it.
Traditional Masonry
Where older solid masonry is present, the wall construction, finishes and ability of the building fabric to absorb and release moisture are considered as part of the investigation.
Rural Weather Exposure
Exposed elevations, wind-driven rain and the condition of external finishes are considered where repeated weather exposure may be contributing to moisture penetration.
Ground Levels & Drainage
External levels, paving, drainage and surface-water routes are assessed where moisture affects lower walls or adjoining ground may be influencing the building fabric.
Roofs & Rainwater Goods
Roof coverings, chimneys, valleys, gutters and downpipes are considered where defects or poor rainwater disposal may be contributing to dampness.
Ventilation & Condensation
Heating, ventilation, internal humidity, insulation and colder surfaces are considered where condensation or mould growth may be contributing to moisture-related symptoms.
Alterations & Materials
Cement render, dense pointing, dry-lining, replacement floors and other alterations are considered where they may have changed the moisture behaviour of the original building.
